Developers planning a $42 million nursing home

The owners of the Riverview Retirement Community, located just east of Avista's headquarters in the Logan area, are planning to demolish and replace the facility's nursing home, according to plans submitted to the city of Spokane.

In Upriver Dr. in 1841, the nursing home includes only a portion of the Riverview property, spanning approximately 23 acres along the Spokane River. According to Spokane County Property Records, the one-storey, 50,000-square-foot building was built in 1966.

Instead, the plan shows that a four-storey separate living facility will be standing totaling around 155,000 square feet.

Its first floor includes an auditorium, 20 offices, a gym, boardroom, classroom, room for massage therapy, reception and lobby area, laundry room, common area for games, kitchen, bar, about 100 residents, bathroom and a dining room with four residential areas.

According to the plan, each upper floor will consist of 26 independent living units aimed at residents.

The project is to add target corridors connecting existing buildings to new facilities. Riverview Terrace Garden Assist Living Facilities, Veranda Memory Care and Aquatics & Fitness Centre are connected to the corridors.

A 50-space parking lot will be paved, the plan says.

The project is estimated to cost $42 million, according to the plan. Bellevue-based Wattenbarger Architecture designed the project.

James Brown, president of Wattenbarger, has postponed the project to Riverview's leadership to talk about it as it is still in its early design stages.

Planned warehouse near the airport

A plan has been submitted to the city of Spokane to build eight warehouses near the city of Spokane.

The estimated $2.3 million project is planned for unallocated properties along U.S. Highway 2 just east of Garage Lodge, a self-storage complex.

Christ Bornhoft, developer of Warehouse Project, owns a garage lodge.

He bought the next-dollar property for Flight Drive Warehouse in 2021 for $280,000, and was intended to be the second phase build-out site of storage operations.

“The demand for 'industrial condos' is soft right now,” Bornhof said. “We've been sitting on the dirt for a while, but there doesn't seem to be much competition right now for clothing spaces of this size.”

According to Bornhoft, flight drive warehouses are small and completely complete, contrary to the typical warehouses available for leases.

Each warehouse will reach approximately 2,400 square feet, and will include a completed office and bathroom, truck access and a backyard, the plan shows.

“Think of a warehouse as a business apartment, whether it's brewing beer, storing the automotive industry, roasting coffee,” he said. “The unit will be turnkey, meaning it's ready to go on the day the lease is signed.”

Bornhoft is excited about the growth of the Western Plains, he said. Since completing another development in the area, the 36-unit fairway apartment in Cheney remains committed to contributing to its development.

“We bought a lot a while ago and are interested in developing it for the same reasons,” he said. “The West Plains are booming now and have been much more business-friendly over the past decade. That means transportation is just as busy as the department.”

Bornhoft is in the early stages of the design phase, so we don't know the construction timeline for the Flight Drive Warehouses Project. The best case scenario is that the project can be completed by next summer, he said.

The project was designed by Spokane-based Fusion Architecture.

A three-storey apartment planned for the hillyard area

The four buildings are part of a project to build an apartment southwest of the intersection of Francis Avenue and US Highway 395, Site of Spokane Records shows.

According to plans submitted to the city, each building will be constructed in a townhouse style layout. The floor on the street level has a garage of two cars, a kitchen and living room on the second floor, and two bedrooms and a bathroom on the top floor.

At 6019 N. Lacey St., the project will provide eight total units.

According to the plan, the property was purchased in 2023 by Kevin Finnerty for $140,000.
